Amadeo II construction update : result

Construction of Amadeo II ended last October and the first tenants moved in on November 1st. Some last finishing works have been done during the last month, particularly the complete installation and start up of the geothermal heat pump. As for Amadeo, the system works flawlessly thanks to the excellent quality of the products we use and the excellence of the team installing it.

Lot of work has been done on Amadeo II during the past few weeks. The installation of the undefloor heating is done as well as the floor screeds. Ceilings and walls painting is finished in one half of the building and being done in the other half. Outside, external walls, stairs and parking ramps are also finished. Installation of titles started this week with a big team.

Work on Amadeo II is moving along toward completion. Electrical, water and canalization installation is finished. The work on the underfloor heating is about to start. Windows are all installed and glazings are being placed with DUCO elements. On the external part of the building, the main work was to make the perlite facade. Now, we started facade color using the complete Ceresit system from Henkel.

After a week delay because of constant rain, the work on the roof cover restarted. Amadeo II roof will be finished next week. The installation of the Monarperm 500 breather membrane has been completed and installation of Decra-Octava roof tiles is ongoing. Work on the interior walls continues and we started to install windows.

We started the work on the roof of Amadeo II. We first put up the concrete and wooden supportive structure before the work of the cover can start. In the meantime, electrical installation has been continuing and is now almost complete. We also work on the malter on the interior walls and we received a shipment of cork that will be used for sound insulation of the separative walls.

We almost completed the installation of Schiedel chimney and ventilation elements in Amadeo II. Depending on the configuration of the apartments, they can be integrated in partition walls or be placed independently. That allowed us to finish all partition walls. Electric installation also started in the 2 first floors.

Raising walls of Amadeo II with Klimabloc

We finished the 2nd floor slab on one side of Amadeo II. We are now building the last floor continuing with Klimabloc 38 and Klimabloc 25 from Zorka Opeka. In a matter of few weeks, we should start the work on the roof. We also started to work on the interior walls on the ground floor with Klimabloc 12.

The project Amadeo, 1st low-energy residential building in Serbia has been featured in the European Carbon Atlas published by the intergovernmental framework for European Cooperation in Science and Technology (COST). This report investigates, throught examples in all European countries, how carbon reductions can be achieved in urban built environment.

This year winter was particularly harsh in Belgrade and we, like many others, had to stop the construction for a month. With the good days back, we were able to finish the 1st floor slab of Amadeo II. This floor had 2 balconies which had to be treated not to have thermal bridges. This time we used AVI Thermokorb, a load bearing thermal break from Austria.

You can now see Amadeo from Google Earth. Because the satellite imagery for Belgrade, available through Google Earth and Google Maps, is from July 2009, Amadeo is visible. Now, we submitted pictures of the building to Panoramio and they started showing directly in Google Earth.

Despite the festivities and the cold and snowy days, Amadeo II progressed remarquably during the past month. The external walls of the ground floor have been raised completely and the first floor slab has been done on one side. The other will follow in the coming days. Zorka Opeka Klimabloc are excellent blocs and the work goes really well.
Beodom obtained the usage permit for Amadeo

Beodom finally obtained the usage permit for Amadeo. The usage permit for a finished building certifies that the building has been technically accepted and built according to the project. This is an essential step that allows Beodom and then buyers to legally register on each apartment of Amadeo.
Underground parking of Amadeo II is finished

We finished the second ground floor of the underground parking of Amadeo II. We also did the hydro-insulation of the walls. We are now actively working to finish the surrounding walls, the ramps and the water and canalization revision access before winter. We also got the first batch of Zorka Opeka KLIMABLOC. We will soon starts the walls of the building.

We just finished the first ground floor of Amadeo II. That is the last part of the underground parking work for this side. We are now set to start building external walls with Klimabloc. In the same time, we also finished the underground parking walls of the other side of Amadeo II. The second ground floor will soon follow.

We progressed on the second part of Amadeo II (A3). The base slab of A3 is supported on one side by the connective wall of A4. The weather allowed us to escape from the muddy ground. From the ground, work goes in several layers : drainage, footer slab, hydro-insulation, protective slab, reinforcement and finally concrete of the base slab. We will now be able to progress A3 and A4 in parallel.

We finished the underground parking walls of the first part of Amadeo II. The work was done in stages, casting one part of the walls, pouring concrete, removing the cast and continuing to the next section. Work is now progressing on the cast of the armed concrete slab above the parking walls and on the preparation of the ground of the other part of Amadeo II.

The armed concrete base slab of Amadeo II is where the underground parking and the building above will stand. It is made based on the calculations of static forces that apply on the slab. Reinforcement is placed according to those calculations. The installation of the reinforcement is by far the most laborious part.

During the past weekend, we completed the installation of the waterproofing layer on the footer slab of Amadeo II. The hydro-insulation of the foundations is essential to ensure the integrity of the underground parking. We did 2 layers crossed at 90 degres to get a perfectly secure result.

Good weather allowed us to progress on the underground part of the construction of Amadeo II. After digging, we did the drainage layer, made of a layer of sand and a layer of stones. The exact positioning of the object was marked by geometers and the footer slab, on which hydro-insulation will go, could be made.

After the completion of Amadeo, we are pleased to announce the start of Amadeo II construction. It is the second phase of this low-energy residential complex. The first step was to connect the 5 geothermal probes and to pass them below ground. Then, some more digging had to be done before to start the drainage layer. From there we will start the footer slab and raise the wall of the underground parking.

Amadeo has been completed last July and people have been moving in progressively. Some remaining finition work ouside and the installation of the geothermal system was performed in August. We will soon be able to put the geothermal pump in fonction. On their side, solar panels have provided sanitary hot water to people moved in all summer. Amadeo passed the regulatory technical inspection successfully and it is now being processed.

Lot of work has been done in Amadeo in the past month. Painting is done. Tiling has been completed in the bathrooms, stairs, balconies and terraces. Entrance doors of the building and the apartments have been installed together with the interior doors. Balcony fences and french balconies installation started. Underground parking's final screed has been done on one side. Not everything went as fast as planned but it's all coming nicely together now.

We opened the sale of apartments in Amadeo II as we will start building in the coming weeks. We decided to set an extremely attractive price for buying on plan. We are probably lower in price than any building in the area and the quality offered for the price is simply unbelieveable.

Tilers are progressing fast: almost all floor tiles have been put. At the same time, the installation of electric boards and outlets is being done in all apartments. Outside, the final layer of the facade has been put. Amadeo is getting its final look that is contrasting brown and white colors. The overall look of the building is beautiful and that is what good architecture is all about (thank you Studiodosi).

Being finished with the underfloor heating system, the installation continues on the roof and in the underground parking. The solar panels have been connected to the verticals and the water cylinders have been installed and filled under pressure. We also received the geothermal heat pump that will be installed soon. Work on tiles also started in parallel.

The installation of the underfloor heating and cooling system is finishing and the final screed has been done in all apartments. This is the screed that covers the underfloor pipes and provide the finished surface ready for tilling. The job is done using an impressive mixing pump that brings the mix of water, sand and cement on the apartements floor where it is spread perfectly flat.

Being mostly done with the interior walls and ceillings, we started the installation of the underfloor heating and cooling system. As verticals and manifolds had all been already installed before, this part of the work consists in placing Vario boards on the floor on which RAUTHERM pipes are passed. Our installers, Kombo are performing this installation.

Milena Gojković-Mestre, director of Kuće Beodom, received the prize from Božidar Đelić, Deputy Prime Minister, Ministry of Science and Technological Development, who came in person for the ceremony.

For the past several weeks we have been working on the finition of the interior walls. It is a laborious jobs that can only be performed when the temperature inside is not freezing. So progress is dependent on the weather. We also apply gypsum boards on both sides of all common walls between 2 apartments to reinforce sound insulation.

Electric and plumbing installation is finished in Amadeo. The installation of verticals and manifolds for the underfloor heating system is also done.
All pipes and cabling are passed on the floor which has been covered with light concrete. The underfloor heating system will be installed on top. All that installation was a big job performed with brio by Kombo.

Plumbing and heating installations are progressing very well in Amadeo. After digging walls and slabs for the installation of cabinets and verticals, Kombo started the proper installation. All piping work has been done in bathrooms and kitchens in Amadeo-A2 and verticals for underfloor heating and fancoil are being installed.

As Amadeo's roof has been completed, we were able to proceed with the installation of the solar collectors. All 12 solar panels have been installed on the south side of Amadeo's roof. Rehau certified installer, Kombo, did the work. Only remain to connect the panels to the central water cylinders as indoor installation progresses.

Work on Amadeo's roof is almost finished (only edges remain to be done) and work on windows will be completed this week. Our team worked on the exterior walls and surfaces. We also started to install the scaffolding around the building for doing the facade. Most importantly, Kombo, our Rehau certified installer, moved in for plumbing, heating and electrical installation.

Several things are going on at the same time on Amadeo those days. Toplica Drvo's team first came to install windows. They almost completed half of it. COPA team also came to install the roof tiles and the rainwater collectors. In the previous weeks, we had been hard at work to prepare the roof support. Our team now works on the external parts of Amadeo and just finished one ramp.

Today is the first day of BelRE where we have a stand together with our Italian partner studiodosi. We had the visit of Oliver Dulić, Minister of Environment and Spatial Planning, who stopped by during the opening tour. He expressed his strong interest in our concept of low energy buildings and said that it is exactly what Serbia needs to move forward.

Kuće Beodom just obtained, from the Municipal Office of Zvezdara, the building permit for Amadeo II. After the obtention of the building permit, a period of 2-3 weeks is needed for its validation. It is then stamped officially. From there, we will submit the main project for the start of the construction work.

Kuće Beodom obtained today, from the Municipal Office of Zvezdara, the certificate of conformity for Amadeo II. It means that the preliminary design of Amadeo II is in compliance with the detailed regulation plan. That is the biggest milestone on the way to obtain the building permit. We resubmitted the project right away for the last step, where the ownership papers will be checked.

With all that bad weather lately, we started making partition walls inside Amadeo. That is a very rewarding work as apartments really start to take shape once partition walls are built. We work with POROTHERM 8 and regular mortar. We will also soon start building chimneys and ventilation channels with Schiedel elements.

After all the rain, Amadeo II land had become a sticky mud pit, where no machine could come in. So we did a thick drainage layer with gravel and coarse stones to stabilize the ground and allow drilling trucks to come in. We are soon expecting 2 drilling machines to come for drilling the boreholes of Amadeo I and II geothermal system.

We just finished the other side of Amadeo's first floor slab. Like the first part, it is made using ceiling bricks and precast beams. We had 2 more balconies on this part, on which we installed Schöck Isokorb elements including a new type. We also started to use a custom made lift to bring up concrete that we will continue using from now on.

We just finished the preparation of the land for our next project Amadeo II. We needed to perform all of the digging work in order to start drilling for the geothermal probes of both Amadeo I and II. We have to drill 9 vertical boreholes on the land. The excavator was busy for more than a week on the land.

One of the innovation in Amadeo, in order to implement energy efficiency, is the use of Schöck Isokorb that prevents thermal bridges on the balconies. We've been working on making one side of Amadeo's first floor slab. It is no more full armed concrete but a precast floor slab, using ceiling bricks and precast beams. That type of floor slab is faster to do. We also used POROTHERM special cerclage elements to maintain the integrity of the thermal insulation all around the slab. We report on this realization.

Following our strong commitment toward renewable energy, greater quality and energy saving, we decided to install solar collectors for the production of sanitary hot water in Amadeo. Amadeo will combine a geothermal heat pump for heating and a thermal solar system for hot water. This is the first time in Serbia that a residential building will provide that level of comfort and energy consumption.

We are done with the second ground floor slab of Amadeo. This slab has the particularity to have a difference in level, as one lower part will be covered with ground. The armed concrete ground floor of Amadeo A2 is done! That is a big step forward as above will go the walls of the first apartments. Making the slab takes lots of preparation to cast and install the iron reinforcement. As it supports the complete building above, strong iron beams have to be installed to bear all the weigth.

Amadeo construction progressed a lot during the past 3 weeks. The focus was on advancing the left part of Amadeo (Amadeo A1), since the drilling team moved out. The drainage layer, footer slab, slab waterproofing, armed concrete slab, armed concrete walls and walls waterproofing are now completed.

Last sunday, we installed the first RAUGEO geothermal probe from Rehau, in one of Amadeo's borehole. This is the first one of 5, that will be installed to make the complete vertical loop of Amadeo's geothermal installation. The complete GEOID team was here to perform this installation. Vaillant, Rehau and GP Kombo engineers also participated for supervision and technical support.

We installed the Index Testudo Spunbond Polyester Tipo 30 membrane for the waterproofing of the underground parking walls. It is the same membrane we used before, for the armed concrete slab. We received the first shipment of Wienerberger POROTHERM 38 S P+E PLUS from Croatia. There were 18 pallets on the truck. This first truck was unloaded on a storage space and we brought one pallet on Amadeo's construction land. The complete shipment of all POROTHERM blocks for all walls represents around 11 trucks like that first one.

We are doing the other side of the underground parking wall, which includes the staircase to access the parking from inside the building. This is the last part of the structural work for the underground parking of the right part of Amadeo. In a few days, we will move the work to the left part.

While the geothermal drilling is progressing on the left part of Amadeo, we continue to advance on the right part. Only when the drilling is finished, will we be able to go full speed. The armed concrete slab being sturdy enough to stand any truck, it was time to bring in the drilling rig for working on the geothermal ground loops. We are going to drill 5 boreholes, at a depth around 93 meters, in which we will install the probes. All probes will be connected to a central point to form one big vertical loop.

Being done with the reinforcement, we cast the slab and installed the grouding electrodes. Everything was then ready to pour concrete. We ordered concrete from MARMIL inženjering very well known for their quality. This first slab is around 54 cubic meters which is about 6 mixer trucks.

In a record time, we've got the recalculation of Amadeo's static and we restarted the work of the first slab. We now work with standard, pre-made, iron mesh, which is incomparably faster. In just one day, we were able to redo the first layer and to start the second. The slab is still going to be 30cm and, on friday, we will pour concrete on it.

The armed concrete base of Amadeo is going to be made of a 30cm thick slab. The installation of the iron reinforcement is a long, tedious job, which creates an impressive grid made of strong iron bars. The reinforcement goes in two layers, spaced with iron distancers. We report on the first layer.

We installed the waterproofing layer on the right part of Amadeo. We chose to work with Index membranes, from Italy, distributed in Serbia by Kovex. The membrane we use is Testudo Spunbond Polyester Tipo 30. It is a specially reinforced membrane, 4mm thick, that is ideal for foundations.

We started working on the drainage layer of Amadeo. We will first do the right part of Amadeo. Then, we will drill the boreholes for the geothermal system on the left part. Once that is done we will be able to continue the drainage layer on the left part.

We are very happy to announce that we are currently working on giving up the electric heating system in Amadeo, in favor of a low-temperature floor heating system coupled with a geothermal heat pump, using a vertical ground loop system. That is the energy of the future, saving around 70% of the electricity used for heating.

We are now digging the foundations of Amadeo. This digging should end this week to leave place to the proper construction work. In the meantime, the 2 roads we showed being made are now finished. The result is very nice.

After few days break because of bad weather conditions, the work on Amadeo's land started again at full speed. All the land is now cleaned and the digging for the underground parking is going. Coincidentally, 2 roads connecting Amadeo land are being made (and soon tarred).

We are starting today with the preparation of Amadeo's land. Geometers first came to mesure just how much ground will have to be removed. Then the excavator began the work. Part of the ground will be taken out and part will be kept to be put back later. We will post pictures as the work progresses.
Kuće Beodom obtained Amadeo's building permit

Today, the municipal office of Zvezdara delivered us the building permit for Amadeo. This part was the easiest and shortest procedure of all. Once the certificate of conformity is delivered, obtaining the building permit is straightforward. We are now set for the announcement of the work during the next month.

Amadeo scale model made its way from Ravenna, Italy to Belgrade, Serbia. It arrived yesterday in our office. It is a beautiful realization, at 1/50, that gives a very precise idea of what the real Amadeo will look like. Thank you studiodosi for working hard to make such a nice model. Future buyers will be able to look at their apartment when they come to visit us in our office.

We passed today an important milestone for Amadeo! The Municipal Office of Zvezdara delivered us the certificate that the preliminary design of Amadeo is in compliance with the detailed regulation plan. That means that Amadeo project has been accepted by the municipality. That is the biggest milestone for obtaining the building permit. Now, only the ownership papers of the land remain to be checked.

Amadeo scale model is now finished! studiodosi did a beautiful and wonderful job as usual. The model is still in their office in Ravenna, Italy and we will soon organize the transportation to Belgrade. We will display it in our office. In the time being, we present here the last steps of the construction thanks to the pictures sent to us by studiodosi.

In collaboration with studiodosi, we decided to make a scale model of Amadeo. This will allow us to present the project much better than with a simple computed 3D model. Making an architectural scale model out of the digital project is not a straightforward task. It is rather a handcrafted work that requires skills and passion. We present here that work in progress thanks to pictures sent to us by studiodosi.

With Amadeo, Kuće Beodom is not just making yet another building.
Amadeo is going to be the first low-energy building in Belgrade. It is the first time in Belgrade, that a company put together a coherent set of building solutions to create that level of quality. At the moment, we are waiting the final validation of the project by the municipal office...

After 2 months of excellent collaboration with “studiodosi” we are pleased to announce the availability of the complete Amadeo project on the website. What a difference it makes to work with truly passionated professionals such as “studiodosi”! We are now in the process of preparing the submission of the projects to the municipal office.

Here is the first preview of the external design of Amadeo.
We are now getting very close to completion of the design phase. The next step is the preparation of the request for the building permit.
“studiodosi” took a very interesting approach in disposing windows. All apartments will be very luminous and the overall look of the building is both original and beautiful. This is what we call quality through design.

Here the second preview of the architectural design of Amadeo. Thanks to the excellent collaboration we have with “studiodosi”, we progressed a lot and this version is close to final. The size and position of windows is the part that will still change. Interior elements are positioned to give a better idea of the organization of the inside space. Italian Design touch for Kuće Beodom's Amadeo project

Kuće Beodom is working hard to ensure the high quality level of its apartments. For instance, we choose building materials carefully to provide the best compromise between durability, comfort and price. Quality also goes into the architectural design of the building, its general aspect and the way apartments are organized. To get the best of it, we have set up a collaboration between an Italian and a Serbian studio to work on Amadeo project.

The road going around the land of our next project Amadeo, has been completely redone. We have been waiting for it a long time and there it is. This in only the first step in a serie that will lead to the complete development of this area. We have some pictures below.
